Case Study:

A beautiful old town house in the centre of Estepona´s historic old town centre in need of a complete renovation.

What TM did:

Terra Meridiana acquired the property in 2021 and began to work with a local architect, Augustin Vioque on a plan to transform the property in to a modern 4 bedroom townhouse whilst retaining the charm of the old town quarter.

We made a conscious decision to use natural materials as much as possible.  Here is a summary of materials and qualities used:

• Floors, stairs and shower rooms: limestone matt finish (piedra caliza capri) 60 x 60cm
• Window sills also in limestone facing patio
• Window sills facing street in Catalan tiles
• Floor in patio with large pebbles like this:

• Floor on rooftop terrace Catalan tiles
• Windows facing street: high quality solid hard wood windows same as original ones but with double glazing and insulated – we chose an old fashioned beige colour similar to the one we used on our office which we are flattered to notice has been copied by several clients and developers subsequently!
• Windows in patio: high quality white PVC, double glazing and insulated
• Fixed glass on left window in large bedroom facing patio
• Fixed glass on large window hallway going to small bedroom first floor
• Ceiling fans in all bedrooms
• Integrated small white spotlights in ceiling
• Fixed glass in shower rooms from floor to ceiling
• Integrated sinks in bathrooms with marble tops in matt finish
• Celosia wall on side of stairs from floor to ceiling from first floor to second floor

• Additional window to go on stairs of ground floor to first floor (same as the one from first floor to second floor)
• Built-in bench in patio
• Built-in bench on roof terrace
• Summer kitchen pr-installation on roof terrace
• Exterior shower in patio
• German-made Nobilia kitchen
• Underfloor heating in all the ground floor
• Ground floor has been completely damp-proofed to ensure no damp issues
• Front door will be a traditional double door with windows and iron work
• Railing for roof terrace will have pillars and this celosia in between painted white
• Back wall of living room will have a set in area by about 12cm surrounded by 57cm walls all around. TV can be set in or picture or shelving
• A/C throughout built-in
• Ventilation in all bathrooms
• Built-in solid oak wardrobes for the 2 large bedrooms
• Utility room for machines and washing machine and dryer
• Drain in shower also finished with limestone
• Gutters for the patio side
